Terms and conditions

  1. An offer cannot be submitted to the owner/seller until you have viewed the property

  2. We are legally obliged to forward very offer we receive for the property

  3. Your offer should be your best offer in case there is no opportunity to negotiate

  4. Your offer will be considered based upon not only the amount, but also your current situation

  5. If you need a mortgage you must provide proof that your lender has agreed the loan amount in principle 

  6. You will need to provide proof that you hold sufficient personal funds to make up the deposit

  7. You will need to provide ID and proof of address in compliance with Money Laundering Regulations. If your offer is accepted, we will be required to carry out further checks via a third party company to confirm your identity and source of funds. 

  8. You will receive written confirmation of the seller’s decision from the agent you have been in communication with

  9. If your offer is accepted, we will inform the solicitors when all relevant information has been provided

  10. We will offer prospective purchasers conveyancing, mortgage and financial services through our associated companies. Fees may be obtained for referrals.

  11. The property shall remain on the market until sufficient progress has been made with your offer. This is usually when the mortgage valuation has been received, or if you are a cash buyer, at the point that the memorandum of sale has been sent to both parties' solicitors.
